The villas have been designed, recently built and finished to the highest international standards and filled with surrounding natural light. The villas offer 3 & 4 bedrooms all ensuite, a modern open living plan with all the comforts of home and with 14 meter private infinity edge swimming pools. The villas offer stunning views across the bay to the adjacent islands of Koh Phangan, Koh Tao and the National Marine Park.

Total privacy and exclusivity are combined with an impressive array of onsite facilities, including a private championship size tennis court, large flat screen tv, complimentary hi-speed fiber optic wifi, daily maid service, free airport shuttle service, access to a gym and juice bar with and an option to hire a personal chef make for the absolute best in high-end living.

Rates Include

  • Minimum stay: 3 nights in high season, 5 nights for Easter and Chinese New Year and 7 nights over Christmas and New Year (10 nights if overlapping).
  • Full time staff with English speaking estate manager.
  • Rates are quoted for the maximum number of guests as specified.
  • Rates include continental breakfast, prepared daily by the villa staff.
  • Complimentary pickup and return airport transfers.
  • Baby cot & high chairs provided FOC.
  • Check in time is 3:00pm and check out time is 11:00am. Early check in and check out upon request and availability.

Rates Exclude

  • Daily Rates exclusive of 10% Service Charge and 7% Tax
  • Rates exclude full time chef service available upon request. Extra charge of THB2,500++ per day
  • Grocery shopping. Fees are applicable
  • A 500 USD security deposit is required to be paid on arrival in cash to be returned upon departure.

Cancellation Policy

If a guest cancels or the balance is not paid on time, the booking deposit (including the booking fee) cannot be refunded.

If the balance payment is not received at least two weeks before the holiday starts, the booking will be automatically cancelled.

If the guest has paid the full balance, they will receive a 25% refund of the total cost (minus the booking fee ) if they cancel at least four weeks before the start of the holiday.

If the guest cancels or the balance is not paid on time, the booking deposit (including the booking fee) cannot be refunded.

If the balance payment is not received at least two weeks before the holiday starts, the booking will be automatically cancelled.

If the guest has paid the full balance, they will receive:

a 50% refund of the total cost (minus the booking fee ) if they cancel at least eight weeks before the start of the holiday; or a 25% refund of the total cost (minus the booking fee) if they cancel up to four weeks before the start of the holiday
